Every fall, water comes up through the storm drains on a clear day with nothing in the forecast. Streets that were dry at breakfast are ankle deep by mid morning, and the water is salt. For homes along the canals, king tide season is less a weather event than a recurring appointment. The damage it causes is slower and quieter than a hurricane, which is exactly why it gets underestimated. Here is how tidal water actually reaches a canal-front home, why saltwater behaves differently once it is inside, and what the first 48 hours should look like.

What a King Tide Is, and When It Arrives

King tides are the highest tides of the year, produced when the sun and moon align and their combined gravitational pull on the ocean stacks up. They occur around a new or full moon, and along the South Florida coast the highest tides typically fall in September, October, and November.

The city treats them as an infrastructure event rather than a curiosity. Fort Lauderdale publishes tide predictions and king tide guidance generated by NOAA, and notes that observed water levels can run higher than predicted when prolonged onshore winds or low barometric pressure stack on top of the tide. That gap between predicted and observed is where most of the surprise flooding comes from.

Geography does the rest. The city describes itself as a coastal community with 300 miles of canal coastline and numerous low-lying areas. A canal-front lot is, by design, a property with a direct hydraulic connection to the ocean.

How Tidal Water Gets Into a Canal-Front Home

The most common path is not over the seawall. It is up through the drainage system. Storm drains are built to move water outward to the canal. When the canal sits higher than the outfall, the system runs backward and pushes saltwater up into streets, swales, and driveways from below.

Groundwater rise and yard saturation

South Florida sits on porous limestone. Tidal pressure raises the water table underneath a property, not only at its edge. Yards saturate from underneath, and standing water appears in low points nowhere near the seawall.

Slab edges, garages, and enclosures

Once the yard is saturated and the driveway is holding water, the entry points are mundane. Garage thresholds, sliding door tracks, screened enclosure slabs, and gaps at the slab edge. The volume in any single event is often small. The frequency is the real problem, because the same assemblies get wet repeatedly across a season.

Why Saltwater Is a Different Problem

Two things change once the water is salt rather than clean supply water.

First, contamination. Tidal water that has crossed streets, swales, and storm drains is not clean, regardless of how it looks. The EPA advises assuming flood water is contaminated with raw sewage or hazardous chemicals, and the CDC directs that drywall and insulation contaminated by floodwater be removed and discarded rather than dried in place. That is a fundamentally different scope from a burst supply line where most materials can be dried and kept, and it is why tidal intrusion falls under flood damage restoration rather than a routine dry-out.

Second, salt does not evaporate. The water leaves and the salt stays behind in the material. Salt is hygroscopic, meaning it draws moisture out of the surrounding air, so an assembly that was dried successfully can read damp again on the next humid day. Salt also accelerates corrosion on metal fasteners, connectors, electrical components, and HVAC equipment. Salt-affected materials generally need to be flushed with clean water before drying begins, which is a step a standard dry-out skips entirely. Skip it often enough and repeated wetting of the same wall cavity becomes a straightforward route to mold in a Fort Lauderdale home.

The First 48 Hours

The window is short. The CDC advises cleaning and drying a home within 24 to 48 hours after a flood where possible. In a subtropical climate with year round warm, humid air, work to the low end of that range.

  1. Stay out of standing water. Its contents are unknown by definition, and it conceals sharp debris and live electrical hazards.
  2. Photograph everything before you move anything. Water lines on walls, affected rooms, contents, and the exterior. Timestamps carry weight on a claim.
  3. Get the water out mechanically first. Every gallon extracted is a gallon that never has to be evaporated.
  4. Flush salt-affected surfaces with clean water before any drying equipment goes in.
  5. Do not open the windows to air it out. In Fort Lauderdale humidity, outdoor air usually adds moisture rather than removing it.
  6. Check the low, hidden assemblies. Baseboards, the bottom of wall cavities, cabinet toe kicks, and beneath flooring.

If materials were saturated rather than splashed, the scope is closer to a full water damage restoration in Fort Lauderdale than a cleanup, and the difference is worth establishing on day one rather than week three.

The Insurance Gap Canal-Front Owners Miss

This is the part that costs people real money. Tidal flooding is flood, and flood is excluded from standard homeowners policies. FEMA states plainly that most homeowners insurance does not cover flood damage, and that flood insurance is a separate policy covering the building, its contents, or both.

Timing matters just as much. There is typically a 30-day waiting period before a new NFIP policy takes effect, with a short list of exceptions tied to mortgages, policy renewals, newly designated flood zones, and wildfire-related flooding. A policy purchased in late September for a peak October tide is not a policy that covers October.

If a property sits on a canal and nobody has checked whether it carries flood coverage separate from the homeowners policy, that is the highest value thing to verify before the next tide window opens. Reviewing it alongside general storm season preparation makes a sensible annual habit.

The Bottom Line

King tide flooding does its damage through repetition. Any single event looks minor, the water recedes on its own, and the yard dries out by afternoon. What accumulates is salt sitting in the materials, moisture in the low assemblies, and corrosion in components nobody can see, until a season or two later the baseboards cup and something smells musty behind the drywall. Treating each event as a genuine water intrusion rather than a seasonal nuisance is what stops it compounding.
